You should expect the Acquisitions Specialist to assess the overall condition of items such as flooring, paint, cabinetry/counters, fixtures, exterior. Don’t worry about having a perfectly clean and clear home. Any information you do have on items such as roof, HVAC, prior foundation repair, plumbing and electrical will be helpful but not at all necessary.

After inspection, we pull recent sales comparables (typically within last year) to determine what post remodel value (or industry term After Repair Value-ARV). Once we determine ARV, we factor in variables such as rent rate, remodel cost, closing costs to arrive at our Offer Price.You can always request to see comparables.

We present you with the no obligation cash-offer within 48 hours of the home visit. Many Sellers want to know how quickly we can close, but we are able to work with your specific situation. It can be as quick as 2 weeks, or as long as 60 days.

We provide the offer in writing and upon acceptance & party signatures, we send the contract to the Title Company, and have a representative with the Title Company reach out to confirm receipt and let you know what is needed from you to get to the closing table.
